INVESTMENT UPDATE

The Housing Market in Central Florida has experienced great change in recent years. Between 2001 and 2005 the Orlando housing market boomed with building and prices rising at an all time high. Demand out-stripped supply and prices increased as much as 40% in any one year.

House prices actually doubled between 2001 and 2005. Domestic and internal holiday makers flocked to the sunshine state (53 million per year), and still today over 1000 people per day are
re-locating to the area
.

THAT WAS THEN THIS IS NOW ... Inevitably, perhaps the market started to slow down in 2006 and with the recent sub-prime mortgage melt-down prices have dropped significantly and the amount of inventory available is high and varied.

Despite the doom and gloom and what has been a very real down-turn in the housing market, globally there are very few locations superior to Florida in terms of value for money and life-style.

Ironically the time to invest is now, the savvy investor swims against the current and buys when everyone else is selling.

*The Canadian Dollar, The British Pound and The Euro are at 15 year highs against the US Dollar, reducing the cost of these properties even further for foreign buyers, interest rates are low and are set to fall even lower.

*Tour operators anticipate record visitors to Florida in 2008-2009 due to the weak Dollar and the introduction of new charter flights into Orlando International Airport as of September 2007, which will reduce airline prices and increase Orlando's accessability.

*Orlando boasts the third largest Convention Center in the US, convention attendance increases as the infra-structure explodes in and around International Drive and the Universal Blvd corridor.

There is no end in sight to the billions of dollars being pumped into the Orlando area, for example SeaWorld's new aqua park opening spring 2008, the new Harry Potter attraction at Universal (2009) the Universal Blvd Ferris Wheel (that will dwarf the London Eye (2009-2010)).

The complete renovation of areas within Downtown Orlando including a one-billion dollar grant from the county towards sports and arts arenas and the new UCF Medical School opening 2010 only adds to the advantages for those re-locating or investing in Orlando.

Foreign investors are usually required to find a minimum of 20-25% deposit. Fannie-Mae guidelines apply to Canadian buyers and therefore they can purchase with as little as 10% down. Various loan programs are on offer but can change according to the indexes they are tied to.

Once you have decided on your  new community and model, it may take between 9 to 12 months for the home to close. In the early months there will not be too much to report, it can take several months for permitting, the build can not start until permits are in place.
